A mitzvah and a foothold
Buying a home in the Land of Israel fulfils the mitzvah of settling the Land. The Sages even permitted writing the deed on Shabbat (Gittin 8b).
Financing
Israeli banks offer mortgages to non-residents too. We connect you with financing and tax experts who build the right plan.
Benefits
Reduced purchase tax for olim, income-tax benefits, and up to 20% tax credit in designated towns.

- Financing: Non-residents can usually borrow up to 50% of the property value. Olim and returning residents with an Israeli employment contract can borrow up to 75%. Repayments come from an Israeli bank account, and you can sign remotely by power of attorney.
- Purchase tax: Olim are entitled to a reduced purchase tax of 0.5% on most of the home’s value, within a defined period around aliyah. Purchase-tax brackets are frozen by law until January 2028.
- Income tax: Olim and veteran returning residents who arrived between 5 November 2025 and the end of 2026 are exempt from tax on income from work in Israel, up to ₪1 million a year in 2027 and 2028. Plus tax credit points and a 10-year exemption on foreign income.
- Designated towns: an income-tax credit of 7% to 20%. In Nahariya, Tzfat and Nof HaGalil: 12%.
- Investment: Israel’s population grows about 1.1% a year, and its birth rate is double the OECD average. Over the past decade the home price index rose about 58%.

We work across Israel. The Galilee is especially close to our heart.
Why the Galilee
In the Gaza border region, communities led the revival. Now it’s the Galilee’s turn.
What’s being built in the Galilee
- Karmiel–Kiryat Shmona railway: 54 km, about ₪12 billion (approved 2024).
- A university in the Galilee: the government approved a move to turn Tel-Hai into Kiryat Shmona University (2025).
- “Nofit”: a light rail under construction linking Haifa, Nazareth and Nof HaGalil.
- Bar-Ilan University’s Faculty of Medicine in Tzfat.
- Roots: the Sanhedrin sat in Tzippori and Tiberias, and Rabbi Shimon bar Yochai and the Arizal lived here.

Frequently asked questions
Who is this for?
Communities and organised groups of 20 families or more, from Israel and abroad. Is your community still forming? Tell us where you stand.
What is your role?
We work for the group: mapping, finding, leading the negotiation and accompanying you home. The homes are built by the developers.
Which towns?
Across Israel, wherever suits your community. The Galilee holds a special place in our heart.
Buying or renting?
Our main focus is group purchase. Prefer renting, or a mix of both? We’ll explore the options together.
Can we buy before aliyah?
Yes. We’ll present the options, figures and benefits, and our financing and tax experts will build the right plan.
What about security?
An important question, and we’re happy to discuss it openly in our first conversation. New residential construction in Israel is required to include a protected room (mamad) in each apartment, and the state is strengthening northern communities with a multi-year plan.
How do we start?
Fill in the form and we’ll get back to you for an introductory call.
And I will turn the captivity of My people Israel, and they shall build the waste cities, and inhabit them.
